Canterbury’s Independent Letting Agency Offers Decades of Experience
One of Canterbury’s leading student letting agents, Leydon Lettings has been providing student housing and professional properties for 38 years. Over that time, this independent agency has seen many changes and has consistently adapted to meet the needs of both tenants and landlords.
When they began in 1987, interest rates were at 15%, students often shared rooms, and letting was barely profitable – with many landlords subsidising their properties from other income. As landlords exited the market, a housing crisis emerged, prompting the 1988 Housing Act.
Today, things look very different. No tenants letting with Leydon share rooms, and few even share bathrooms – some even have their own private lounge.
With nearly four decades of experience, Leydon Lettings understands exactly what landlords and tenants need, and continues to evolve to provide it.
There to support students
Stepping out into the world for the first time can be daunting, but Leydon Lettings helps students find accommodation that feels just right. With homes available across Canterbury, students can choose locations convenient for their university, and – to make managing finances easier – rent due dates can be aligned with student loan payment schedules.
Safety has always been a top priority for the agency. Properties are fitted with smoke detectors throughout (including the loft), as well as gas, heat, and carbon monoxide detectors – all as standard. Fire doors and thumb-turn locks are also fitted for added safety.
For comfort and convenience, most houses feature en-suite bedrooms – and in some, there are even more bathrooms than bedrooms. Many en-suites include double shower units, and double beds are provided as standard.
Understanding that house-sharing can sometimes be stressful, Leydon Lettings has designed most properties with double kitchens, each equipped with two sets of hobs, hoods, sinks, drainers, fridges, and freezers, plus a double oven. Every property also includes a washer and dryer, double glazing, and a vacuum cleaner – which, if it breaks, is personally replaced by in-house vacuum maintenance expert Bob Leydon, who checks everything else is in order at the same time. A gardener also visits every two weeks, free of charge.

Hassle-Free Utilities and Bills
Sorting out utilities can be a challenge, so Leydon Lettings offers a comprehensive bills package that takes the stress out of managing them. Included in the rent are gas, electricity, water, sewage, TV, TV licence, and both wired and wireless internet in every room.
The package was introduced after the agency noticed disputes among students over bills – and after one group was fined for not having a TV licence.
The same high standards benefit professional renters, too. Larger families with older children particularly appreciate the privacy of en-suite rooms, hardwired internet connections, and double beds.
Supporting the Community
Leydon Lettings also encourages tenants to play their part in the local community. They promote environmental awareness by providing easy-to-understand bin stickers to help tenants recycle correctly and ensure bins are properly filled and placed for collection.
Several properties have been specially adapted for wheelchair use, with access ramps, wider doors, grab handles, wet rooms, and well-positioned electric points.
